  OPEN RESIDENT MEETING MARCH 4TH
The first of four open resident meetings for 2010 is set for Thursday, March 4th at 7pm at the Wake Crossroads in the customary meeting hall. Board member will provide a brief overview and allow for general resident questions about HOA issues. Questions personal to a single resident's circumstances should still be directed to the property manager rather than discussed in this public forum.

  TRASH OR TREASURE? PUT YOUR WASTE TO USE AND GET A TAX DEDUCTION
Most in the community take advantage of the City of Raleigh's convenient and economical trash and recycling services. Some basic rules apply to city services,including storing of city bins in the rear or side of the house, except on trash day and not leaving items at the curb, except on the arranged pick up day. Residents who leave trashbins or other discarded items at the curb are subject to city and HOA fines.

GIVE TO OTHERS AND HAVE THEM PICK IT UP!

Furniture, Clothing, Appliances or Computers? Consider donating almost all these and more usable items to the Vietnam Vets pick up service--it's picked up for free at your home, tax deductible, and used to help pay for charitable services--call 832-8387 for pick up service. Help needy children by donating computers for refurbishing and give away by contacting the CM Stevens Foundation at AStevensPrepAc@NC.rr.com or the Purple Elephant at 788-7740.

GOT TOXIC WASTE?

Paint, oil, cleaners and other chemical-based products SHOULD NEVER be placed in the trash or poured out as they leak into the ground and poision the water table and people. Bring them to the North Wake Landfill off Durant Road at 9037 Deponie Drive, Monday-Saturday,8 a.m.-4 p.m. for free disposal.

REUSE,RECYCLE AND REDUCE WASTE!

Recycling is picked up curbside in bins on trash day and allows for the collections of: glass food and beverage containers (cleaned); plastic bottles and beverage rings; aluminum foil and beverage cans; paper goods including newspaper,mailings, plates,magazines,white paper; drink boxes; steel food cans;paperboard,chip board and paper tubes; and 3 foot pieces of cardboard.

TRASHED FURNITURE OR BROKEN LAWN MOWER?

For furniture and large items broken beyond repair or too worn to donate, if the item fits in your vehicle the city has a waste disposal convenience drop off site 5 minutes from us at 3913 Lillie Liles Road--exit Forestville, right on 401, left on Lillie Liles open 7 days, 7am-7pm. If these items are too large for you to transport, call the city for pick up at 919-996-6890.

  PARENT SAFETY ALERTS: DO YOU KNOW WHERE YOUR CHILDREN AND TEENS ARE?
Are your children staying safe? Do you know where they are when they say, "I'm going out to play/hang out?" We are receiving troubling reports where children are in danger of injuring themselves or others, or worse.

Specifically, there have been recent incidents of young persons wandering through the wooded areas, including running, yelling and jumping across the streams and drainage areas. These areas are extremely slippery when cautiously walking! Jumping, running and playing is going to result in dangerous falls, as it has in the past when bones were broken. If no adult is around the consequences could be terrible. No child should be in these areas unaccompanied by an adult, and those who enter are required to respect the natural environment by being quiet and nondestructive. IF YOU OBSERVE UNATTENDED MINORS IN THESE AREAS THEY SHOULD BE ASKED TO LEAVE FOR THEIR OWN SAFETY.

Additionally, a few older youths have taken to setting fires or doing drugs in these areas. Due to the abundance of dry natural underbrush, the entire wooded area could easily burn leading to injuries to both residents and homes. IF YOU OBSERVE FIRES BEING STARTED OR SUSPICIOUS GATHERINGS CALL THE POLICE AND FIRE DEPARTMENT IMMEDIATELY USING 911.

Lastly, are your children or teens hanging out unattended by the playground/pool area? A walk by the pool area, especially after a weekend, inevitably reveals evidence of alcohol consumption, drug use and, too often, sexual activity. Loitering is prohibited in this area except by children accompanined by parents or caretakers who are using the playground area. No one is allowed in this area between dark and daylight. IF YOU OBSERVE ACTIVITY IN THESE AREAS CALL 911--AND REPORT SUSPICIOUS ACTIVITY.

The police are aware of these criminal activities and are prepared to act upon requests. You may also contact the neighborhood patrol officer J.E. Krueger at (919) 227-6551 or by email at Jay.krueger@ci.raleigh.nc.us to report concerns or suspicious behavior. Choosing not to act is tantamount endorsing these dangerous behaviors--please be part of the solution in 2010!

  NEW FOR 2010...
Homeowners were recently mailed the annual packet from the property management company, Grandchester Meadows. If you did not receive this mailing please call 919-389-7944 go to the "home" link above and select the "Contact the Property Manager" link to update the contact information you have on file.

The packet included new guidelines adopted by the board requiring residents to pay all HOA dues by June 30th--$150.00 by March 31st and the balance of $150 by June 30th. Accompanying this information was a 2010 MANDATORY pool registration form, which must be on file in advance with the management company before residents may use the pool.

Homeowner compliance with these two requests will save your HOA dues by allowing the property management company to focus on tackling other issues, instead of devoting their energies to dues collection and, later, handling individual pool registration questions. We appreciate your cooperation!



  NEW YEAR'S RESOLUTION: SPRUCE UP YOUR HOME & GARDEN
The cool dry weather is a great time to tackle some exterior repairs and improvements. All of these tasks will add curb appeal and value to your home, for little expense and effort.

1. Entry Pillars and Posts as well as Decks: The entry pillars and posts are natural wood, so they need to be painted every two or three years. Before painting, thoroughly clean and let dry the area. Then, caulk any gaps in the wood and sand any peeling areas. After the area is cleaned and prepared, simply apply any exterior, satin white paint. Decks need a similar washing with a bleach water solution and then a thorough rinse. These areas will also need to be re-stained on an as needed basis to extend the life of the deck.

2. Siding: With less exterior greenery, there is less of a chance of harming your plants when cleaning your home's exterior. Pressure wash the siding of your home every one to two years. The presence of mold, mildew, moss, or excessive dirt indicates deterioration is occurring. Pressure washing removes these harmful inhabitants and restores the color to your home.

3. Mail Boxes: Mailboxes are one of the first things a visitor notices as they look for addresses. Although rusted mailboxes can be repaired,for less than $10.00 you can replace your original mailbox with a plastic black mailbox available at Home Depot or Lowes. Remember the law requires the house number to be posted on your mailbox and home, so that any emergency services or government official can easily locate a resident. Also remember, all mailboxes must match the existing community mailboxes (either the original standard black or the brick pillar style if your home has a brick facade or pillar entry) unless they are approved by the architectural committee.

4. Plantings: Now is the best time of year to add shrubs and trees, as it is cool enough to allow them time to properly root without exposure to excessive summer heat and sun.

  PARKING REGULATIONS FOR EVERYONE'S BENEFIT
All resident vehicles SHALL BE PARKED IN DRIVEWAYS OR GARAGES ONLY! Parking on lawns, sidewalks, streets and other areas is specifically prohibited. Please abide by the rules to avoid ticketing and fines.

If you have visitors or are hosting party please have guests PARK ON THE SIDEWALK SIDE OF THE STREET ONLY AND NOT IN FRONT OF HYDRANTS, so that emeergency vehicle and other residents may still have access.

Parking rules are in place for the purpose of creating a safe environment for driving and walking and for keeping the neighborhood aesthetically attractive for all residents.
