Announcements From The Board

POLICE OFFICER REQUESTS YOUR HELP AND ISSUES WARNING!
We have been advised of theives entering open garages and stealing residents' belongings in our neighborhood as well as the surrounding neighborhoods. These thefts occur day and night, with valuables within sight being taken.

Obviously, the economy has pushed theft rates much higher throughout the Triangle. Don't become a victim! Keep all doors locked, garages closed and locked, and all valuables safely stowed. Across the country and city, there has also been a rise in vehicle thefts--the cars themselves as well as "smash and grab" crimes where valuables inside a vehicle (GPS,phones, purses, etc) are targetted. Prevention is the best way to stay out of harm's way!

We have heard from the City of Raleigh Police Officer J.E. Krueger--(919) 227-6551If Jay.krueger@ci.raleigh.nc.us--"On 4-24-09, a resident on Serendipity had a lawnmower stolen from his garage. His garage door was left open and a UPS driver saw the suspects enter the garage and take the lawnmower. The suspects were seen getting into an older primer gray Toyota. If anybody remembers seeing this vehicle and can provide any further information, please call or email me.

Please keep a look out for each other. If anybody sees suspicious activity like a vehicle that is driving slowly through the neighborhood, looking into garages, please call 911. This sort of crime repeats as the suspects continue to get away undetected. They usually target lawn equipment. They will hit other neighborhoods and eventually make their way back to McKinley Mill. If you know that you will be inside or in the back yard for a long period of time, try to keep your garage doors closed when possible. This will limit the possibility of you becoming a victim of this crime yourself.

I am aware of other concerns of the neighborhood like trespassing at the pool after hours. If you would like to ask me any questions or pass any information to me, feel free to call or email me. If I am not working, just leave me a message. As always, if there is an emergency, please call 911."

The police are eager to help--but all residents need to immediately report any "strangers" wandering in the neighborhood, ringing doorbells, or loitering at the pool. Call the police immediately! Don't let others or your family become a victim!

PSNC WANTS TO HEAR FROM YOU!
Forestville Road was recently equipped with gaslines to serve residential neighborhoods, including ours. If you are interested in this service contact PSNC; if there is enough interest they will choose to service our community.

  ARCHITECTURAL COMMITTEE VOLUNTEERS NEEDED
Due to relocations of committee members, the architectural committee is seeking 3 residents to serve on the architectural committee. The committee meets approximately once a month between 6:30 and 7:30 pm on a Wednesday or Thursday evening.

Those interested should recognize that applications are judged objectively, consistently and democratically. Specifically, members are required to enforce and apply the Covenants, Conditions and Rules, even when they disagree with them, and acknowledge and abide by previous standards applied by the committee to maintain the integrity of the community's appearance. It is also essential that members be able work together as applications are decided by a majority vote after all members are given a chance to offer comments. In summary, the committee is charged with applying existing rules; it does not have the authority to change or make new standards.

Those residents interested in serving should select the "email the board" link on the webpage. A committee chair will be in contact with you via email after approximately 10 days.

TAKE PRECAUTIONS! WILDLIFE ISSUE IN THE NEIGHBORHOOD
The HOA has been made aware the the presence of a beaver dam and family residing in the area of the drainage area on Hopper. PLEASE KEEP ALL CHILDREN AND PETS AWAY FROM THIS AREA TO AVOID POSSIBLE INTERACTIONS.

Authorities have been contacted to address the situation as quickly as possible. As with all wild animals, a beaver's reaction when confronted and cornered is unpredictable and dangerous. We are asking residents, and especially children, to stay away from all wooded areas, and to keep all pets on leashes to avoid being exposed to danger or injury.

We will continue to advise residents about this issue as we learn more.

TLC CHECKLIST FOR HOME AND LAWN
A drive through the neighborhood reveals many residents have gone to great lengths to maintain the exteriors of their homes and yards. Does your home need a little TLC? With the exception of pressure washing, all of these maintenence items can be tackled in one weekend for less than $50.00, while protecting your investment for a year or more and creating more pride in ownership.

Here's a simple checklist of items that need attention on a regular basis:

1. Entry Pillars and Posts: As these are natural wood, they need to be painted every two or three years. Before painting, caulk any gaps in the wood and sand any peeling areas. Then simply apply any exterior, satin white paint.

2. Siding: Pressure wash the siding of your home every one to two years. The presence of mold, mildew, moss, or excessive dirt indicates deterioration is occurring. Pressure washing removes these harmful inhabitants and restores the color to your home.

3. Trees and Shrubs: To look their best trees and shrubs require fertilization and pruning on at least a yearly basis. Fertilizers can be purchased at any garden center then simply follow the directions. Pruning requires clipping dead limbs or branches approximately 1/4 inch below the dead area or at the trunk. Trees should also be shaped--cut away lower branches at the trunk and trim suckers(the new growth at the base of the tree)--both will help your trees look upright instead of like shrubs and allows them to devote their energies to growing tall instead of fighting disease or grwoing an entirely new tree. Trees that are dead should always be cut down and removed.

4. Weeds: The easiest ways to control weeds is to use pre-emergent on your lawn and always cut the grass before the weeds go to seed. In beds, remove weeds by hand, lay down newspaper, and cover with mulch.

5. Mail Boxes: Mailboxes are one of the first things a visitor notices as they look for addresses. Although rusted mailboxes can be repaired, for less than $10.00 you can replace your original mailbox with a plastic black mailbox available at Home Depot or Lowes. Remember the law requires the house number to be posted on your mailbox and home, so that any emergency services or government official can easily locate a resident. Also remember, all mailboxes must match the existing community mailboxes unless they are approved by the architectural committee.

  GOOD NEIGHBORS DON'T LITTER
Those residents who happen to be located by "shortcuts" are increasingly seeing older children and teenagers crossing into and over their yards to get home via a shorter route. Please be mindful and teach your children that this is trespassing.

Do you enjoy trash blowing into your yard or seeing soda and candy wrappers littering the sidewalks and streets? It is highly doubtful you appreciate either. Please remember and teach your children to properly place their trash in a bin on a school bus or at home.

Residents are encouraged to be good neighbors--PLEASE BE THOUGHTFUL AND DECENT, clean up after your pet at all times and do not allow them to use neighbors'lawns or common areas.

If you are interested in maintaining a well-manicured neighborhood for everyone's current enjoyment as well as for resale purposes, your efforts to keep the streets, sidewalks and common areas clean are the first basic steps.

  PARKING REGULATIONS FOR EVERYONE'S BENEFIT
All resident vehicles SHALL BE PARKED IN DRIVEWAYS OR GARAGES ONLY! Parking on lawns, sidewalks, streets and other areas is specifically prohibited. Please abide by the rules to avoid ticketing and fines.

If you have visitors or are hosting party please have guests PARK ON THE SIDEWALK SIDE OF THE STREET ONLY, so that emeergency vehicle and other residents may still have access.

Parking rules are in place for the purpose of creating a safe environment for driving and walking and for keeping the neighborhood aesthetically attractive for all residents.
